Terms & Conditions

Arrival and departure times Accommodation is available from 12.00pm on your day of arrival and we ask that you vacate your accommodation by 10.00am on your day of departure.
Keys If you arrive via an airport transfer arranged by us, keys will be issued by the driver. If you arrive by other means we will provide a telephone number which you should call approximately one hour before arrival to arrange collection.
Self catering All cooking items, crockery and cutlery are provided. Bed Linen is provided. Bring washing up items, towels, toilet rolls, toiletries and your personal holiday belongings.
Washing machine Lighten your luggage; a washing machine is available.
Disabled guests We aim to make our holidays and facilities available and accessible for all. However, our apartments are not suitable for wheelchair users.
Cots and highchairs These are available to borrow free of charge upon request; these need to be requested at the time of booking and are subject to availability.
Accommodation matters If you require assistance with general matters relating to the accommodation including its cleanliness, condition or maintenance please contact the House Management Contact in the guest manual kept in the apartment.
Car parking This is available free of charge should you need it.
No pets We regret that we cannot accept pets.
Care of facilities Please treat your holiday accommodation with care so that others may continue to enjoy it. We ask that you report any accidental damage contact to the House Management Contact, so that we can make a repair or replacement. We reserve the right to enter accommodation under exceptional circumstances, or for emergencies.
Ball games For the comfort of all our guests ball games are not permitted in the areas between and around the apartments.
Unacceptable behaviour We reserve the right to terminate a holiday without compensation, where unreasonable or anti-social behaviour caused by those persons named on the booking or their guests impairs the enjoyment, comfort or health of other guests.
Booking arrangements To make a provisional booking please supply your name and address, Telephone No., Email Address and No. Adults / Children. To confirm the booking you need to pay a deposit of 20% (minimum £100 / 150 euros) within one week. We will then send formal confirmation of your booking by email, and the final balance will be due 6 weeks before arrival. For stays of two or three weeks, maid cleaning service with fresh linen is provided weekly at no extra cost.
Paying the holiday balance Deposits are deducted from the full amount, leaving a balance payable 6 weeks before the start of the holiday. This date is clearly shown on your holiday confirmation and balance reminders will not be sent. Bookings made within 6 weeks of the holiday start date are payable in full. If the balance is not received by the due date, the holiday will be treated as a cancellation and any monies already paid will be forfeit.
Insurance We strongly recommend that you take out insurance covers you and your holiday party if you cancel your holiday, or a plan giving comparable cover. Any cancellation should be notified in writing to us, and, where appropriate, claims made through the insurer.
Errors Whilst every effort is made to avoid changes or errors, we’re only human. Please check and/or query the details and price of your chosen holiday at the time of booking. Please also thoroughly check your holiday confirmation and contact us straight away if you have any queries.
Rental licence The operation of our apartments for rental purposes is licensed by the Municipality of Albufeira (References E-CMA/2010/5118 and E-CMA/2010/5122) which means that they meet applicable standards relating to smoke detection and fire protection, water supply and sewerage, safety of electrical and boiler installations and adequacy of fixtures and fittings.
Smoking Policy As a result of Government legislation, it is now illegal to smoke inside enclosed public buildings in Portugal. We would also ask guests to refrain from smoking in all holiday accommodation. We cannot guarantee that any accommodation has been completely non-smoking.
Lost property If you leave property in your accommodation after leaving, whilst we will endeavour to do everything within our remit to return the item, we cannot be held responsible for any loss or damage.
